Estimating Notes & Clarifications
- The deck is the real cost here. A 1926 plank deck with two layers over it is the most common surprise in Hyde Park, and it is why this estimate is higher than the per-square number on our rate schedule. We core-cut the roof on inspection specifically so this would not become a change order after the job started.
- Ceiling stain in the front bedroom. Traced to the chimney flashing, not the field of the roof. The re-flashing in Line 6 addresses it. If the stain reappears after we are done, the leak call is free for 25 years.
- Street permit timing. The City of Cincinnati right-of-way permit takes 3–5 business days. We file it the day the estimate is signed so it does not delay the start date.
- What is not in this number. Gutter replacement (the existing 5" aluminum is serviceable), and any rafter-tail repair, which we cannot assess until the deck is off. If we find rot, we photograph it and text you before touching it.
