For reference, tear-off and replacement of this roof is $121,000–$134,000 and closes the store's rooftop units for three days. We put Better forward because the deck is sound and the substrate is dry — restoration is genuinely the right answer on this building, and silicone is the system that survives the ponding this roof actually has.
Estimating Notes & Clarifications
- This roof does not need replacing. Six core cuts, one wet spot, sound deck. A 17-year-old modified bitumen roof with granule loss looks finished from the ground and is nowhere near it. We would rather sell you a restoration now and a replacement in 2041 than the other way around.
- Why silicone over acrylic here. The two northwest bays hold water for roughly 36 hours after a rain. Acrylic re-emulsifies under standing water and thins where it matters most; silicone does not. On a roof that drains cleanly we would have quoted the acrylic and saved you $15,000.
- NDL is the part worth reading twice. The Good option warrants the material. If it fails, you get coating delivered to the door and the labour bill is yours. The Better and Best options are no-dollar-limit — the manufacturer covers the repair, and they inspect our work at completion because they are the ones on the hook.
- What is not in this number. Rooftop unit servicing, the two skylights (they are serviceable but at end of life — budget $4,200 to replace both while we are up there), and any deck work. Store hours are unaffected: all access is from the exterior stair.
